How Nestoa Works
From your first search to contacting an advertiser, follow these five steps.
Start SearchingSearch
Browse publicly and filter by area, monthly budget, property type, bedrooms, availability and transport. You can compare homes before creating an account.
Understand
Review the approximate map, nearby transport and everyday services before you shortlist a home. Confirm journey times and local information independently before deciding.
Verify
Read each badge carefully: email, phone, identity, landlord or agency, and property checks are separate. A badge confirms only the review named on it, and Premium is advertising placement.
Connect
Create an account to save a home and message the advertiser. Ask about availability, bills, deposit, lease terms and a viewing before sharing documents or paying anyone.
Move
After you confirm the property, advertiser and agreement, use local information to plan your move. Rent and deposits are paid directly under your agreement, never through Nestoa.

Prepare for enquiries without sharing sensitive documents before you have checked the advertiser.
- Ask which documents are needed. References and evidence of income may be requested; requirements vary.
- View the property, clarify bills and the deposit, and read the written agreement before committing.
- Keep receipts, the agreed inventory and dated photos when you move in.
- A PPS number may be needed for tenancy registration. You do not need it to browse Nestoa.

- The person who rents out the property.

- An agent acting for the advertiser or landlord.
- Deposit · Caução
- Money held under the tenancy agreement. Confirm the amount, receipt and return conditions.
- BER · Classificação energética
- The building’s energy rating. It is not a promise of a particular energy bill.

- Information an advertiser may request about previous renting or employment.
